Having an external Strata Manager rather than an owner managing the complex, is definitely a step in the right direction. It can be a time-consuming and political job, plus there is the technicalities of strata laws, record keeping and finances.

 

Accreditation leads the way

Summit Realty Waikiki has now added the Strata Management Practice Standard to our existing accreditation.
Following the independent audit of our internal processes, we’re pleased to report that these are gold standard! There are only 12 strata management companies with this certification in WA and we are the only one in the Rockingham and Mandurah areas.

Our existing and prospective clients will have peace of mind knowing that our policies, procedures and accounts are audited annually and we're very pleased to offer this point of difference.

Strata Managers that are accredited have an increased knowledge of strata title and its myriad of laws. A Strata Manager needs to be across these and any changes to those laws, just like a CPA. Surprisingly, only a small number in WA are certified.

Our Senior Strata Manager Kim Dawes, is certified by the SCAWA and REIWA and has a Cert IV in Strata Community Management. Summit Realty's policies, procedures and accounts have also been audited and certified by SCAWA to the Strata Management Practice Standard, lead by Kim.

Kim regularly visits all complexes and uses Summit Realty and the Summit Homes Group's large contractor database to find the best price for any work that may arise.

She recognises that communication is key and has the experience to not let small items become issues.

 

Timely responses and experience are key

An experienced and qualified Strata Manager can head issues off at the pass and prevent high repair or even replacement bills. Reserve funds need to be managed so surprise top ups by owners aren't required.

Finding a Strata Manager that isn't just doing it as a job but has the owners as their focus can be hard to find. When you do, you'll realise what a relief it is to have someone who has your back.
